PLANNING APPLICATION PROCESS

Not every project follows an exact process, but our experience has shown that the following process is an excellent guide for planning process.

 

INITIAL CONSULTATION:

We offer free initial consultation, it may include site visit. We always listen to your requirements and advise you best possible design to meet your requirements.

 

THE SITE SURVEY:

A member of our staff will meet you at the earliest agreeable time to measure and survey the existing building.

 

THE PLANS:

We will prepare a design proposal to meet your requirement as discussed in initial consultations and a copy of design will be sent to you by email for your approval/comments. We will revise the design proposals several times to meet your requirements in-line with Local Authority Planning Policy. Once you are fully satisfied with the proposed design then we will proceed to prepare a full set of drawing to support the Planning Application. We aim to complete all drawings within 10 working days.

 

SUPPORT STATEMENTS:

We will prepare the Design Statement where relevant.

 

THE PLANNING APPLICATION:

We will complete the Planning Application form, and A copy of the completed application will be sent directly to you for your approval. The final plans are submitted on your behalf for local authority approvals.

 

THE NEGOTIATION:

During the period of the applications, without charge, we reply to local authority requests for minor alterations, changes and clarifications.

 

PROFESSIONAL COMMITMENT:

We provide comprehensive supporting documents to secure Planning Approval at the first application but however in case of refusal, the best option available will be discussed and the Revised Planning Application will be re-submitted without any additional fee.

  • Building Regulations from        £300

Building Regulations

Once Planning Permission has been granted, Building regulations approval is required to commence construction work.

 

FULL PLANS:

By this method a comprehensive set of drawings are deposited with a Building Control Body such as an Approved Inspector or the Local Authority and are subsequently checked for compliance with the Building Regulations. The various stages of the work are also inspected and checked for compliance with the relevant technical requirements of the Building Regulations.

 

BUILDING NOTICE:  

By this method a notice of commencement of (minor) building work is provided to the Local Authority at least 2 days prior to the commencement of work. The various stages of the work are then inspected and approved by the L.A but no plans are checked.

 

COMPLETION CERTIFICATE:

A Building Control Body issues a "Completion Certificate" upon the practical completion of the project in accordance with building regulations.
